Buying while selling: how to sequence the move

Buying and selling at the same time is one of the most stressful moves in real estate. The key is choosing the order deliberately.
Sell first
You know your proceeds and can make a clean offer. The trade-off is a possible temporary move or a rent-back arrangement.
Buy first
You move once, but you may need financing that doesn’t depend on the sale, and you carry two properties for a while.
Line them up
A contingent offer or matched closing dates can work, but contingent offers are weaker in competitive situations. Plan a fallback.
Questions to answer first
- How much equity will your sale produce after costs?
- What does your lender require to qualify for the new loan?
- Could homestead portability affect your property taxes on the new home? Confirm eligibility and deadlines with the county property appraiser.
